Understanding Zoning in Hernando County
Before determining what a property can be used for or where structures may be placed, you must first identify your property’s Zoning District.
Use the Hernando County Property Appraiser’s General GIS Map to locate your zoning district.
Make sure to turn on the Zoning Layer in the map legend.
Zoning Districts and Permitted Uses
Each zoning district has its own permitted uses, setbacks, and dimensional requirements.

Planned Development Project (PDP) Districts
Zoning districts beginning with PDP are known as Planned Development Projects. These are flexible zoning districts with customized uses and setbacks that vary by project.
To confirm specific requirements for a PDP property, please contact the Zoning Office directly.
Note: Platted lots may have additional easements or buffers beyond the setbacks shown in the zoning district.
