Zoning districts define how land can be used throughout Hernando County — from residential neighborhoods and commercial centers to agricultural and conservation areas. Use this guide to understand your property’s zoning designation, permitted uses, and setback requirements.

Understanding Zoning in Hernando County

Before determining what a property can be used for or where structures may be placed, you must first identify your property’s Zoning District.

Use the Hernando County Property Appraiser’s General GIS Map to locate your zoning district.
Make sure to turn on the Zoning Layer in the map legend.

Zoning Districts and Permitted Uses

Each zoning district has its own permitted uses, setbacks, and dimensional requirements.

The most frequently requested districts include:

- Residential District
- Commercial Districts
- Agricultural District
- Agricultural/Residential Districts

Planned Development Project (PDP) Districts

Zoning districts beginning with PDP are known as Planned Development Projects. These are flexible zoning districts with customized uses and setbacks that vary by project.

Note: Platted lots may have additional easements or buffers beyond the setbacks shown in the zoning district.
