Hernando County Government Updates Shed Requirements Through Ordinance 26-38

(Brooksville, FL) – At a regularly scheduled meeting on Tuesday, April 7, 2026, the Hernando County Board of County Commissioners (BOCC) approved an update to Ordinance 26-38, updating requirements related to residential sheds and accessory structures.

Changes Under the 2026 Update:

  • Sheds with impervious roof coverings of 120 square feet or less no longer require a zoning permit, provided all other County regulations are met.
  • The maximum allowable wall height for these structures has been increased to 8 feet, an increase from the previous 5 feet.
  • What is still required under Hernando County regulations, even if a zoning permit is not required:
  • The shed must meet required zoning setbacks from property lines.
  • The shed must be located on the same parcel as the principal use.
  • The shed cannot be placed within easements or rights-of-way.
  • The shed must comply with floodplain regulations if located in a flood zone.
  • The shed must meet height limitations applicable to accessory structures in the zoning district.
  • The shed must not be used as a dwelling unit or living space.
  • If electrical, plumbing, or concrete is installed, applicable building permits are still required.
  • Corner lots and waterfront lots may have additional placement restrictions.
  • HOA or deed restrictions may apply separately (if applicable).
  • Depending on zoning district, there may be limits on how many sheds are allowed on the property.
