Hernando County Flood Damage Prevention and Protection ordinance is utilized in coordination with the Florida Building Code to regulate development and activities in Special Flood Hazard Areas.
The Property Appraiser's GIS Digital Flood Map can be used to aid in identifying if your property is located in a mapped Special Flood Hazard Area. The FEMA Flood Insurance Rate Map is the official map used in flood zone determinations. Hernando County also has local watershed information that may not appear on the FEMA Flood Insurance Rate Map that can affect development. The Zoning office should always be contacted for a determination of zone and elevation requirements.
Floodplain development permits are issued as part of the Building and Zoning permits. Below are frequently used forms associated with floodplain permits.
Preliminary revised coastal Flood Insurance Rate Maps (FIRM) have been issued for Hernando County. The new preliminary FIRMs were developed through a partnership between the community and the Federal Emergency Management Agency (FEMA). They are based on updated modeling data and show coastal flood hazards more accurately than previous maps. You can visit the Zoning Department to view the preliminary maps or email us at ZoningDepartment@HenandoCounty.us and provide your address to be sent a comparison of the current effective FIRM and preliminary FIRM for your parcel. As part of the FIRM adoption process, we have entered into the 90-day period in which owners can appeal the proposed changes with scientific and technical data.
