NOTICE OF INTENT TO VACATE EASEMENTS


NOTICE IS HEREBY GIVEN that the Board of County Commissioners of Hernando County Florida, will hold a public hearing on June 9, 2020 at 9:00 a.m., in the County Commission Chambers, Room 160, Hernando County Administration Building, 20 North Main Street, Hernando County, Brooksville, Florida, to consider and determine whether or not the County will renounce and disclaim any right of the County and public in and to the hereinafter described easement:

A 10 foot wide strip of land being a portion of a 10 foot wide Utility Easement, as described in Official Records Book 984, Page 1357, lying within that certain property as described in Official Records Book 3759, Page 1799, both of the Public Records of Hernando County, Florida, lying in the Northwest 1/4 of the Northeast 1/4 of Section 16, Township 23 South, Range 18 East, Hernando County, Florida, being more particularly described as follows: 
COMMENCE at the Northwest corner of the East 1/2 of the Southwest 1/4 of the Northeast 1/4 of Section 16, Township 23 South, Range 18 East, same being the Southwest corner of STERLING HILL BOULEVARD, according to the plat of STERLING HILL PHASE 3 UNIT 1 REPLAT, as recorded in Plat Book 39, Page 34, same also being the Northwest corner of that Certain Property, as described in Official Records Book 3759, page 1799, both of the Public Records of Hernando County, Florida; thence S89O56'08"E, along the South line of the Northwest 1/4 of the Northeast 1 /4 of said Section 16, same being the South line of said plat of STERLING HILL PHASE 3 UNIT 1 REPLAT, same also being the North line of said Certain Property, as described in Official Records Book 3759, Page 1799 (being the basis of bearings for this legal description), for 120.00 feet to the POINT OF BEGINNING; thence leaving said South line of the Northwest 1/4 of the Northeast 1/4 of Section 16, N00O12'40"W, continuing along said South line of the plat of STERLING HILL PHASE 3 UNIT 1 REPLAT, same being said North line of that Certain Property, as described in Official Records Book 3759, page 1799, for 10.00 feet to the point of intersection with a line lying 10 feet North of and parallel to said South line of the Northwest 1/4 of the Northeast 1/4 of Section 16; thence leaving said South line of the plat of STERLING HILL PHASE 3 UNIT 1 REPLAT, same being said North line of that Certain Property, as described in Official Records Book 3759, Page 1799, S89O56'08"E, along said line lying 10 feet North of and parallel to said South line of the Northwest 1/4 of the Northeast 1/4 of Section 16, for 531.40 feet to the point of intersection with a line lying 10 feet West of and parallel to the East line of said Northwest 1/4 of the Northeast 1/4 of Section 16, and said North line of that Certain Property, as described in Official Records Book 3759, Page 1799; thence N00O05'10"E, along said line lying 10 feet West of and parallel to said East line of the Northwest 1/4 of the Northeast 1/4 of Section 16, and said North line of that Certain Property, as described in Official Records Book 3759, Page 1799, for 185.45 feet; thence leaving said line lying 10 feet West of and parallel to said East line of the Northwest 1/4 of the Northeast 1/4 of Section 16, and said North line of that Certain Property, as described in Official Records Book 3759, Page 1799, S89O54'50"E, for 10.00 feet to the point of intersection with said East line of the Northwest 1/4 of the Northeast 1/4 of Section 16, same being said North line of that Certain Property as described in Official Records Book 3759, Page 1799; thence S00O05'10"W, along said East line of the Northwest 1/4 of the Northeast 1/4 of Section 16, same being said North line of that Certain Property, as described in Official Records Book 3759, page 1799, for 195.44 feet to the Southeast corner of said Northwest 1/4 of the Northeast 1/4 of Section 16; thence N89O56'08"W, along said South line of the Northwest 1/4 of the Northeast 1/4 of Section 16, for 541.35 feet to the POINT OF BEGINNING. 
Containing 7,268 square feet or 0.167 acres, more or less.

YOU ARE FURTHER ADVISED that if a person decides to appeal any decision made by the Board of County Commissioners, with respect to the subject matter of the hearing, that person will need a record of the proceedings, and that for such purposes, that person will need to ensure a verbatim record of the proceeding is made, which record includes the testimony and evidence upon which the appeal is to be based.
